"Raouch� is finding its charm of antan with the progressive
return of the top-of-the-range customers. Also, the investors are
increasingly numerous and several signs (Bay Rock Coffee and Small
Coffee) embellished their decoration ".
Whereas the site was known in the years 1980 like a tennis court,
then a family Lebanese restaurant under tents, the owners of the
places (the Lebanese company Decoma which brings together several
shareholders of which the Bahri family) have new ambitions today.
It is within this framework that the complex was established. The
first stage was the construction of Palm Springs Village,
officially inaugurated this summer 2003. This complex
includes/understands six restaurants of which Starbucks, China
Wok, Bucca and Burj Al-Andalusians, a space of play for children
(Happy Palm) and a shop of articles gifts. The hirings are five
years for the restaurants (around 500 $ annual m2) and one year
for the trade. Drawn by a engineering and design department
Spanish, Arcadia, the Village is an architectural bet which
privileges the Mediterranean style (red tiled roofs, pergolas out
of wooden and fountains). "It is a concept original and
innovating, perhaps avant-gardist for Raouch� of today",
acknowledges Mr. Karam. With an average frequentation of more than
800 customers per day, Palm Springs Village made a success of its
beginnings. The diversity of the signs makes it possible to
attract consumers of all ages and all classes: "Our customers are
80 % Lebanese and 20 % foreign (Arab and Western). But during the
summer, we have 50 % from abroad ".
Located on an adjacent piece at the complex of the restaurants,
Palm Springs Plaza and Palm Springs Tower will constitute the
second stage.
Tower will be a building of 90 m (16 stages) with apartments of
500 m2 and three duplex. Resolutely turned towards the
top-of-the-range customers, this project will want to position at
the top from the real market in Beirut with prices with the sale
from approximately 3 500 $ m2.
Plaza, on its side, will be a commercial space articulated around
a shopping mall of 4 000 m2 of which a specific space of 2 500 m2
for six movie theaters or a department store, with a priority for
the luxury trades. The whole will be completed from here at 2006.
With, in the long term, a major center of attraction for the
residents of the apartments and the hotels which flower in Raouch�.
The concerned ones are thus serene.
